A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SAN
JACINTO APPROVING TENTATIVE TRACT MAP NO. 32574, A 131
RESIDENTIAL LOT AND 7 LETTERED LOT SUBDIVISION, LOCATED
EAST OF LYON AVENUE BETWEEN DE ANZA DRIVE AND
COTTONWOOD AVENUE: FILE NO. TR 32574.
WHEREAS, Lennar Communities filed an application on April 5, 2005, for
Tentative Tract Map No. 32574 to subdivide 40 gross acres into 131 single-family lots
located east of Lyon Avenue between De Anza Drive and Cottonwood Avenue, and
more particularly described in Exhibit "B" ("Legal Description") of the Planning
Commission staff report;
WHEREAS, the property affected by the Application is zoned R-1 (Single Family
Residential) with the approval of Change of Zone 2-06;
WHEREAS, the Application was reviewed, studied, and found to comply with the
California Environmental Quality Act ("CEQA") as more fully described below;
WHEREAS, on June 1, 2006, the City Council of the City of San Jacinto ("City
Council') conducted a duly noticed public hearing on the Application, at which time all
persons wishing to testify in connection with the Application were heard and the
Application was comprehensively reviewed; and
WHEREAS, all other legal prerequisites to the adoption of this Resolution have
occurred.
NOW, THEREFORE, BE IT RESOLVED THE CITY COUNCIL OF THE CITY OF
SAN JACINTO FINDS AS FOLLOWS:
SECTION 1. Based on the entire record before the City Council, all written and
oral evidence presented to the City Council, and the findings set forth in this Resolution,
the City Council approves Tentative Tract Map No. 32574, subject to the conditions of
approval in Exhibit "C".
